From 1st September 2010 The Code for Sustainable Homes was made mandatory in Wales.
All new homes seeking planning permission in Wales will have to achieve Code for Sustainable Homes (level 3) as a minimum. An Energy Performance Certificate has to be provided which demonstrates that the dwelling will achieve a minimum 31% CO2 emissions improvement over 2006 Building Regulations.

The Code measures the sustainability of a home against nine design categories, rating the 'whole home' as a complete package from the design stage, through to completion.

The Code has been set as a national standard to improve the overall sustainability of new homes by setting a single framework within which the building industry can design and construct homes to a higher environmental standard.

Where it is required, the code also gives new home buyers information about the environmental impact of their new home and its potential running costs and offers developer and builders a tool with which to differentiate themselves in sustainability terms.
A home can achieve a rating from one to six stars, depending on how well it has achieved Code standards.
One star is the entry level and six stars is the highest level – a zero carbon home.
There are mandatory standards contained within the Code (for energy, surface water run-off and water) and credits for each of the categories are weighted to give an overall score.

BUILDING REGULATION APPLICATIONS

Building regulation applications for all forms of development are undertaken:
All applications are submitted to comply with all current Building Regulation requirements.

Where developments which are exempt from formal building control applications such as, detached domestic garages under 30m2 and detached annexes under 30m2 (with no sleeping areas) are designed and specified to current Building Control requirements.

Initial meetings are held to discuss any design requirements and they are incorporated into the design of the project.
